AUE provided structural engineering services for a multi-building mixed-use development consisting of a two-story office building with special moment frames and special braced frames, a 23,000 SF retail shell building, and a separate 2 level post-tensioned parking structure. AUE provided full structural shell design for the office and retail buildings including foundation systems, post-tensioned floor systems, and the lateral force-resisting systems. Standard shallow bearing foundations were utilized while accommodating grade changes across the site.

The detached parking structure measures approximately 180 x 280 feet and was designed to support future expansion. AUE redesigned the parking structure grid to align with updated project requirements and provided a structural system capable of supporting a future third level while initially constructing a single elevated deck. The design includes increased load capacity to accommodate future code requirements and incorporates detailing for efficient future expansion. AUE also provided value engineering and extensive construction phase support to address site conditions and maintain an efficient construction process.
